A foreign investor invests $500,000 of lawfully sourced funds into a US Government authorized EB-5 project. This project must create 10 new US jobs per investor. The investor invests in a specific USIF EB-5 entity, which then lends the EB-5 capital to the specified RE project as a small portion (15-18%) of the total capital structure. The US government doesn’t come in and count the actual jobs created. A widely-used RIMS II econometric methodology is applied and the calculation is primarily derived from the overall cost of the new development and other various components such as location and make-up of the development.

All investors must work with an experienced EB-5 immigration attorney to guide you through every step the EB-5 process. Once a project is chosen, the investment is made and your initial EB-5 visa application (I-526) is simultaneously drafted and submitted. Initial investment is $500,000 USD of lawfully sourced funds. US Government filing fees total $8,500 for the entire 4-5 year process, lawyer fees are $15,000, and USIF’s investment administration fee is $55,000 – which totals to $78,500. It’s also important to note that USIF pay’s at least 2.5% interest per year to their investors which total’s $62,500 USD in returns over 5 years which brings the overall cost to $16,000.
